Ghosts are not something anyone can prove or disprove, and they don't affect the structure of the property. Some people can be so sensitive to what is contained by a house or a piece of land that they can't stay there, whereas another personage or family could live there moderately happily for years. In that sense, ghosts are subjective, not purpose phenomena.
Real estate agents are not the ones who disclose defects in a property - i.e. the job of the seller. I don't know of any imperative that would require a seller to inform a prospective buyer that the place might be haunted.
And no, no one have to tell you if someone has died on a property. You do not own the right to end the contract over this, but you could try to have a sermon with your realtor. You also want to keep the have a word to a minimum, because if you spread rumors that hurt their ability to rent the place in the adjectives they might even have a cause of dealing against you.
That being said, the bottom line is that if you can't stay surrounded by a place then you should leave.

As far as deaths, no, no history or previous events enjoy to be disclosed to a renter. If you are selling that is differant, and each state have its own laws regarding release. In CA you have to disclose deaths in the last 3 years.

No, a tenant is not required to tell tenants more or less ghosts, especially since ghosts enjoy not been proven to exist. The landlord may or may not be aware of death in the house, but s/he don't have to relay you about them. You can't get out of a lease because a place is haunted. You're going to own to come up with something tangible. I'm wondering how you know of previous tenant not staying even six months...could a neighbor be playing a joke on you?
