I would not appointment it fraud ..negligence, malpractice yes .

Depending on who bought the home at auction & if there's any relationship between that party & the realtor, it could be a scam

Sounds resembling you just get a loser Realtor

Review appraisal after an appraisal.?

Probably nothing immediately. whay didn;t you talk to your realtor as soon as you signed and ask her why you be not listed within the MLS and why she had not put up a sign?

I would hold called her every daytime or moved on tho the next realtor here are tons of them out there.

What is the "$21,000 dollar 70/30 split"

Contact the state material estate commission. Be prepared to fax them a copy of your listing agreement.

If you go the "low road" and tried to do so economically with a cheapo company, you lose. Could the agent(s) slickly access the place? Signs, marketing, etc all depends on the almanac agreement as well as the neighborhood association. There is usually no stead amount of media hype, open houses and showings that any agent can promise.

Did your agent post it within the multiple listing for your community? Was it overpriced? Was it within disrepair? Are there lots of foreclosures surrounded by your area?

Did you contact your mortgage company and try to work something out ASAP as you know it was inwardly the shadow of foreclosure?

Meanwhile, best of luck.

Have you ever bought property within Spain?

I read your query 3 times. Then I figure out what you meant; you are asking, I contemplate, whether the RE agent commited
fraud against you. Is that correct?

no, he/she did not. NOT fraud. They violated the inferences
or the tenants of the contract. IF they have taken money from you and not delivered, that would be aggravated burglary and fraud. What
the agent did to you was carry out badiy and committed
real estate nouns violations of FIDUCIARY duty to you.

IN your feelings, would a sign in the patio have specifically
generate an offer?

YOU can submit a complaint next to the RE dept and
if the agent was a NAR applicant, with NAR.

YOU be treated badly and sloppily and
it is possibly they violated the contract but that
is not fraud.

IF the agent within fact, sought to buy the house himself and
did so, THAT would be fraud.

Can you take out of an apartment

Contact the state department of licencing for real estate agents surrounded by your state. Make a complaint against the real estate agent. I work surrounded by foreclosures and I highly suspect that at hand are agents out there who want to purchase the property for themselves or friends at the mart so they will do something like this. We hold had at most minuscule one file contained by our office that we suspected of a situation such as yours. We are not within a position to be able to brand name claims. You have the evidence tho. My single question I enjoy for you tho, is if the agent wasn't doing anything, putting up a sign or actively marketing your property, why didn't you take goings-on then, Or did you hang about until 10 days before the Dutch auction to list? This should be address. If you had 3 or 4 months you should enjoy known after the 1st month that the agent didn't hold a sign up. You can fire a real estate agent if they don't complete and hire another one.
