Actually you can't do this. Since you are the innkeeper and not lending the tenant any money, there is nil to report. Unless they stop paying, then you would have to work next to a collection agency to have this set up.
Your goal however appears to want to advance their credit, but unfortunetely there is no way to do this through a tenant/landlord agreement. If you hold a company name, you can lend them money and report it.
